Scene 1 - Five Secrets to Stagging

"Lights! Camera! Action!" Seller's Strategy

Our "Lights!  Camera!  Action! " Strategy helps  sellers prepare for ShowTime.  Did you know that over 50% of the homes  that go on the market fail to sell?  What if you could know, what you  don't know about selling your home?  Imagine giving yourself every  opportunity to make more money AND have your home sell in a reasonable  amount of time, say 30-60 days, while having a stress free process.   Today’s buyers are viewing an average of over 50 homes on-line and  physically viewing 15-20 homes before making their decision.  That means  you will be competing with homes that may have been professionally  decorated, that may have no children, no pets and or are owned by "Mr.  and Mrs. Perfection".  Most buyers choose their home purchase based on  emotion and then justify the decision with facts.  If you are selling  your home within the next 6 months, then what you do right now will  determine how long your home will take to sell, how much money you will  net, and how easy or difficult the selling experience will be.

Take 1: The Home Assessment Test

Experts know what can affect the market value and for how much.

When selling your home, the key is to highlight positives and adjust for the challenges and drawbacks.  Confronting things head on; we can coach you on the features you may want to change or adjust, and items that may be too costly or not feasible to change.

So, how much will these  challenges and drawbacks cost you?  The only way to find out is to take the test.  The more TRUE answers you have, the more challenges to  overcome.  Take the test and submit the results so we can coach you on what to do next and go over our Room-by-Room Review.

Take 2: Renovations That Pay

Renovations That Pay...And How to Avoid the Ones That Don't!

An  increasing number of clients are undertaking renovations as a way of  enhancing their substantial home investment and making them more  "sellable" for the future.  Studies show that home renovations are now a  $21.6 billion industry in the U.S, and is larger than new housing  activity by almost 20%.  Most home owners renovate to improve their  living conditions, or to improve the value of their homes.  Some  renovate to sell.

If you are considering renovating, then you may  want to choose home improvements that help you get a better price if  and when you sell.  Invite me to your home for a Room-by-Room Review and  coaching ideas.

Renovations That Pay:

1. Kitchen:  New  cabinets, flooring, countertops & appliances can be costly but  buyers look for updated kitchens.  Typically, you will regain a large  percentage of your kitchen renovation expenses upon resale.  Even minor  facelits such as refacing cabinets, new countertops or new hardware will  pay off in a faster sale at a better price. Best bets are light neutral  colours, plenty of cabinet and counter space and new lighting fixtures.

2. Bathrooms:   Upgrading an existing bathroom with new light fixtures, toilets, sinks  and tubs if outdated colors, cabinet, countertops, and bathroom  hardware are likely to pay off in both value and sale ability.

3.  Flooring:  Installing  new carpets, laminates or hardwood will take years off an older home,  breathing new life into it.  Best bets are neutral tones that will suit  anyone's furniture.

4.  Energy Savers:  If your windows are drafty, unsightly or single-pane windows, then consider replacing them with new double pane vinyl windows.

Renovations That May Not Pay:

1.  Over-improvements:   Add the costs of your proposed remodeling projects to the current  market value.  If the total would now be more than 20% over the average  homes in your area, then you probably won't recover your expenses when  you sell.

2.  High Cost/Low Value Improvements:  It's  great to have a hot tub or a swimming pool to take a dip in on a summer  day or to relax in after a long day at work, but not every buyer wants  such luxuries, and some are hesitant to buy a home with high-maintenance  cost features.  However, you may decide that the cost is worth the  enjoyment.

3.  Extravagant Interior Design:  When  doing any renovation project, if you go for gold fixtures, baroque  chandeliers or unique decorating fixtures, the average buyer will not  pay the extra money or will bypass the unique designs or decorating.

Upcoming Trends for Renovation Projects:

  • Main Floor Laundry Room
  • Hardwood Flooring Upgrade on
  • Entire Main Living Area
  • Built-in Kitchen Appliances
  • Non-Neutral Interior Paint Color's
  • Home Theater Room
  • Granite or Other Hard Surface Counter tops
  • Ground Floor Home Office
  • Bathtub Separate From Shower
  • Addition of Kitchen Bar Stool Island
  • "Smart" House Wiring
  • Skylights

Take 3: Pass Your Home Inspection

Setting the Stage for Showtime - How to Pass Your Home Inspection with our "Cheat Sheet"

When  you receive a purchase contract on your property, one condition will  most likely be "subject to a satisfactory home inspection".  A home  inspector will do a visual evaluation of the physical structures,  systems and components of your home, which can take 1-3 hours depending  on the size, condition and age of your property.

Avoid the last  minute stress many sellers have with the home inspection. It is  important to know what you are selling.  To minimize common inspection  issues, take the test to determine areas of concern.

If you are  not a "Do it Yourself" kind of home owner, or prefer to make your home a  "Box Office Hit" with no issues at hand, then consider, as many of our  clients have, hiring your home inspector before marketing your home  (approximate cost is $400-600).  Then you will have the opportunity to  fix any issues you may have and start the marketing process with a clean  slate.

What to do next?  Take our test to create a "cheat sheet" on your home.

Make  sure to submit the test and the results will be emailed to us so that  we can contact you for a coaching or provide you with a list of home  inspectors.
